The Active Group, through the initiative of its founders, introduced
trendsetting innovations now copied widely in the Philippine
real estate industry.
The first is the concept of a short-term "maintenance
support fund" to augment the maintenance expenses of
a completed Active development. A brainchild of Architect
Antonio A. Turalba, Sr., the Trust Fund was first applied
in The Arcadia, a luxury residential development in the prime
Ortigas commercial area. As envisioned, this "maintenance
support fund" would come from the income of an amount
set aside by the Group to initially assist homeowner or club
members by minimizing association or club dues, as well as
helping pay for the costs of security services, street lighting,
garbage collection and the maintenance of common areas in
an Active Group development.
The second is the concept of "Park In Every Block."
These open spaces are a creative and modern expression of
the old Filipino tradition of tambayan - by providing
homeowners a venue for socializing and convenient playgrounds
for children. Also, these environmentally-correct "patches
of green" provide renewable sources of cool shade and
clean air for the subdivision residents.
